February 17, 2026; 6:30 p.m.

Chris Heuer called the board meeting to order at 6:30 p.m. In attendance were board members Chris Heuer, Lia Anderson, Derek Johanson, Rolland Royce,and homeowner Ric Anderson.
The minutes of the January 21, 2026 board meeting -
Financial matters: Rolland presented the January financialstatements, noting a cash balance of $82,000, with 214 households having paid 2026 dues as of month-
ADRCrequests: Requests for exterior paint and a new roof were approved as submitted.
Common areas:
Lia reported that Pacific Landscape has proposed replacement of several backflow devices, with annual testing to be completed in the future. She will gather more information and bids for this work and report updated information at the next meeting.
Rolland and Chris updated the board on the status of the work performed by Mad Bears LLC in Tract C in the fall of 2025, the attempt to modify the second invoice amount in light of misunderstandings about the scope and quality of work performed, and the decision to pay the invoice as submitted, with no further work by MB to be considered.
Drainage issue: A policy regarding handling of water intrusions from the common areas onto homeowner property has been drafted, to address the issues presented by a homeowner as well as use as a guide for future issues. This policy will be reviewed and finalized in the near future.
Annual meeting: March 30, 2026. The board will hold discussions with Jack Halsey of Oswego Lake Watershed Council and Brian French of Arboriculture International to determine approaches to managing the common areas in the future, for presentation and discussion at the annual meeting. The need for an updated arborist assessment of tree health will also be determined.
