Minutes of the Monthly Meeting of the Board of Directors of
Westlake Homeowners Association
June 12, 2023 at 6:30 p.m.
Board members in attendance: Fritz Gerwe, Chris Heuer, Bill Scharwatt, Lev Volod, and Rolland Royce. The meeting was called to order at 6:30 p.m.
Minutes of the May 22, 2023 board meeting – approved.
Treasurer’s report. Rolland reviewed the May and year-
Architectural Design Review Committee and common area maintenance.
A request for a new roof on Amberwood Circle – approved.
Other.
Asphalt path on Westlake Drive north of Amberwood Circle – completed by S-
Flag installation – this annual addition to our neighborhood is partially complete.
Barkdust – Fritz will work with GreenGrowth Landscape on the barkdusting project, including ways to reduce cost thru a thinner application or reduced square footage.
Weed issue – Chris pointed out some areas where weed removal in open spaces needs attention – Fritz will follow with Buel’s Greenscape.
Chris suggested the board tour the neighborhood to identify opportunities for improvement to building exteriors and front yards. The board agreed, and will utilize the scheduled July board meeting as a time for a neighborhood tour.
Past due accounts – nine homeowner accounts remain past due for 2023 and prior years. Rolland will prepare a demand letter as provided in the Past Due policy, and will review that letter as well as certain accounts with outside counsel for next steps, including collections and recording of liens.
Open space issue adjacent to homeowner on Coventry Ct – Fritz will follow up.
Conference call platform – in progress.
Crossing protection at the two intersections of Westlake Dr. and Amberwood Circle – to be followed.
Reserve study – to be completed.
