Westlake Homeowners Association
April 29, 2024 at 6:30 p.m. by phone
Board members in attendance: Fritz Gerwe, Chris Heuer, Bill Scharwatt, Lev Volod, and Rolland Royce. Also attending was Common Area Coordinator Tom Berridge. The meeting was called to order at 6:30 p.m.

Treasurer’s report. Rolland reviewed the March and year-
Architectural Design Review Committee
Exterior paint on Greensborough Ct – approved
Tree removal on Camden Lane – approved
Home rebuild on Trillium Ct – approved
Exterior patio ono Victoria Ct – approved
Common Area Update. On April 23, 2024 Fritz, Bill, and Tom toured Tract A with Cody Jepson of Jepson Arbor Specialists who the Board will assign the task of falling hazardous trees identified by the Teragan arborist study completed earlier this year, taking steps to get all leaning trees on the ground, and clearing the fence line along Kruse Way so that the City can make necessary repairs. Cody provided an estimate of $21,555 for this work, which the Board has approved, with an estimated completion date of June 30, 2024. Additional attention will be directed at other Tract A issues and Tracts B and C. The Board discussed the impact of such costs in light of the reserve balances ($73,000), and the potential need for additional revenue, thru either increased dues or a special assessment, with such action to be discussed at future meetings when costs will become better known.
