Minutes of the Monthly Meeting of the Board of Directors of
Westlake Homeowners Association
September 19, 2022 at 6:30 p.m. -
Board members in attendance: Fritz Gerwe, Chris Heuer, Rolland Royce, Lev Volod, and Bill Scharwatt.
Minutes of the August 24, 2022 board meeting – approved as submitted.
Treasurer’s report. Rolland reviewed the August 2022 financials, cash disbursements ledger, water billing detail, and the listing of homes sold in 2022.
Architectural Design Review Committee and common area maintenance.
A request for exterior paint on Amberwood Circle – approved.
A request for a backyard fence -
A request for exterior paint on Victoria Ct – approved.
Jepson tree trimming project – Fritz will follow up with Tom Berridge on status of second phase.
Green Growth landscaping proposals – Fritz will follow up on Westlake and Edenberry open space projects.
Tree issue on Greensborough Ct pending sale – Rolland will amend the Association’s response to the escrow demand letter from Ticor, conveying the Association’s concerns regarding a tree with limbs that need to be removed and regarding needed yard maintenance and mprovements.
Leaf clippings on Camden island – Rolland will follow up with adjacent neighbors to determine the source of the dumped leaves
Collection policy – Rolland will provide a draft for review/discussion at the October meeting.
HOA telephone meeting platform – to be researched.
Issues raised at the March 2022 annual meeting: The board will be following up on these during the next few months:
Asphalt path on west side of Westlake Dr north of Amberwood Circle
Rolland will research prior paving projects and advise
Street parking, including nose-
Crossing protection at the two intersections of Westlake Dr. and Amberwood Circle
The board will review past activity and determine future course of action
Reserve study: Rolland will coordinate an update of this required study by December 31, 2022
