Minutes of a Special Meeting of the Board of Directors
Westlake Homeowners Association
Tuesday, March 31, 2025; 6:30 p.m. by phone
Chris Heuer called the meeting to order at 6:30 p.m. The other members of the Association’s board of directors on the call includedChris Heuer (Secretary), Rolland Royce (Treasurer), Lev Volod (Website Coordinator), new board memberDerek Johanson,new volunteer for a board position Lia Anderson, and past president Bill Scharwatt.
Upon motion made, seconded, and approved unanimously, Lia Anderson was added to the board. Chris stated that officer positions would be discussed and approved at the April 7, 2025 Board Meeting.
Chris stated that the 80 votes counted at the 2025 Annual Meeting, submitted either by homeowners in attendance or who submitted valid proxies, fell short of the 98 votes required to pass a resolution to increase the maximum annual assessment from the current $150/year to $300/year. As a result, a Special Meeting is required to be held within 60 days of the annual meeting. After discussion, the board approved a resolution to hold a Special Meeting of the Westlake HOA at 6:30 p.m. on May 5, 2025, to be held in the library of Oak Creek Elementary School. Rolland will prepare and mail the required notice and proxies out no later than April 5 as required by the HOA CCRs.
Lia stated that she is interested in assuming duties related to yard and common area maintenance, which the board all supported.
There being no further business, the meeting was adjournedat 7:00 p.m.
