Minutes of the Monthly Meeting of the Board of Directors of
Westlake Homeowners Association
August 24, 2022 at 6:30 p.m. - by phone


Board members in attendance:  Fritz Gerwe, Chris Heuer, Rolland Royce, Lev Volod, and Bill Scharwatt.   Note:  the July 2022 Board Meeting scheduled for July 18, 2022 was cancelled due to technical difficulties.

Minutes of the June 21, 2022 board meeting – approved as submitted.  

Treasurer’s report.  Rolland reviewed the June/July 2022 financials, cash disbursements ledger, water billing detail, and the listing of homes sold in 2022, noting several transitions from rentals to owner-occupied.  As of this date, 284 out of 293 homeowners have paid their 2022 dues.  The list of past due accounts was reviewed.    

Architectural Design Review Committee and common area maintenance.    
A request for a tree removal on Charles Circle  – approved.
A request for exterior paint on Amberwood Circle – approved.
A request for exterior paint on Greensborough Ct – approved.
A request for exterior paint and tree removal on Camden Circle – approved.
A request for exterior paint on Westfield Ct – approved.

Other.
Yard maintenance policy – approved.  Will be posted on the website.
Outstanding check in resolution of damage from fallen tree – Rolland will follow.
Barkdust in open space – agreed to postpone to 2023.
Future meeting dial-in platform – the board agreed to investigate a separate meeting dial-in site
Yard complaint on Trillium Ct – resolved.
Proposals from Green Grass to address overgrowth areas – approved – Fritz will follow up.
Open space clean-up on Edenberry Ct – Fritz will follow up.

Issues raised at the March 2022 annual meeting:  The board will be following up on these during the next few months:
Asphalt path on west side of Westlake Dr north of Amberwood Circle
Street parking, including nose-in parking in cul-de-sacs
Crossing protection at the two intersections of Westlake Dr. and Amberwood Circle

Reserve study:  Rolland will coordinate an update of this required study by December 31, 2022
