 Minutes of the Monthly Meeting of the Board of Directors of
Westlake Homeowners Association
May 20, 2024 at 6:30 p.m. by phone

Board members in attendance:  Fritz Gerwe, Chris Heuer, Bill Scharwatt, and Rolland Royce.  Lev Volod was absent.   The meeting was called to order at 6:30 p.m.  

Minutes of the April 29, 2024 board  meeting – approved as revised.  

Treasurer’s report.  Rolland reviewed the April and year-to-date 2024 financial statements, cash disbursements, water usage, and status of paid dues.  Four accounts remain unpaid, and statements including the $30 late charge have been mailed to those homeowners..  The CD that matured May 4, 2024 will be kept in liquid funds in anticipation of costs associated with future common area cleanup costs.

New roof on Victoria Ct – approved


Common Area Update.  The board reviewed and approved a letter drafted by Common Area Coordinator Tom Berridge addressing an incursion into the common area by a homeowner on Edenberry Drive.  Other similar incursions when identified or brought to the board’s attention will be addressed in a similar manner.  The clean-up project contracted with Cody Jepson has begun and will be complete by the end of June.  Additional tours of the common areas, including Tracts A, B, and C will be conducted by the members of the board with arborists, Jack Halsesy of the Oswego Lake Watershed Council and the City Fire Marshal to further identify fire risk, hazardous tree removals, and additional cleanup required.
